Since April 2021, anyone who sells a UK residential property that wasn't their only or main home has just 60 days to report the gain to HMRC and pay the tax. Solicitors rarely mention it. Conveyancers don't handle it. Penalties stack fast.

* Plenty of people start the HMRC return and get stuck. The portal asks for terms most sellers have never heard (PRR, deemed occupation, base cost adjustments), forces a separate "Capital Gains Tax on UK property" account beyond the standard Government Gateway, and has no way to save and come back later. "Same day" assumes you can finish it in one sitting. Most cannot.
